Myths vs. reality
You need 20% down to buy a home.
5% down is the legal minimum on the first $500,000. Most first-time buyers in Ontario purchase with 5–10% down using an insured mortgage.
The bank always gives the best rate.
Big-Five posted rates are the starting point for negotiation, not the sharpest available. Monoline and credit-union rates are often 0.20–0.40% lower on identical files.
Pre-qualification is the same as pre-approval.
Pre-qualification is an estimate. Pre-approval is a full underwritten review with credit pull and income verification — it's what protects a live offer.
Getting a mortgage hurts your credit score.
The credit pull dips your score 5–15 points temporarily. Multiple mortgage pulls within a 30-day window count as one for scoring purposes.
You should always pick a 5-year fixed.
The 5-year fixed became the default because it maximizes lender profitability, not because it's optimal. Shorter terms and variables outperform fixed over most 25-year horizons.
